Landlord Fees

Fully Managed Service January 2025:

Set up costs including:

  • Marketing photos, advertising, viewings
  • Tenant vetting and referencing
  • Contract and associated document preparation
  • Full house Inventory-written and photographed
  • Check in

Whole house unfurnished/part furnished = £495
Whole house fully furnished = £550
House Share fully furnished= £275 per tenant per room on individual contracts; includes an inventory for
each room, communal areas and obtaining guarantors in the case of student lets.
House Share fully furnished = £225 per tenant where the tenants are found as a group, individual
inventories provided for each room, communal areas and includes obtaining guarantors in the case of
student lets.
Credit check and referencing £30 per applicant/guarantor

Ongoing Fees:

10% management fee no VAT to pay.

Tenancy Renewal:

Where a new contract is signed or the rent is renegotiated = £65
Charges are not made for contracts that go onto a periodic tenancy after the initial term.

Tenant Find Only Service-including advertising, viewings, contract preparation,
inventory and check in:

Whole house unfurnished/part furnished = £750 (subject to inspection of property)
Whole house fully furnished = £850
Houseshare = £385 per tenant per room

Additions:

Preparation of a tenant handbook highly recommended for house shares = £35

This includes:

  • Where to locate important items such as the water stop tap, gas shut off
  • What to do in an emergency/ fire
  • Tips for good upkeep of the house including minimising condensation, reducing bills.

No VAT payable on above fees

TENANT FEES:

LOCKED OUT / LOST KEYS

Please ensure you keep your keys safe.
In the event of your keys being lost, the Tenant will be required to a default fee of up to £10 per key,
payable in advance, for a replacement set.
There will be a minimum charge of up to £45.00 payable before attendance if you have locked yourself out and need to be let back in between the hours of 5pm-9am, Bank Holidays and weekends.
If you can wait until the next working day, then you can collect a key from the office.
In the event of your front door keys being lost or stolen, thereby presenting a security risk, the costs of
changing the front door lock and issuing new keys to all tenants as required, will be individually priced and depend on the locking mechanism and door- from £75.

VARIATION OF CONTRACT

£50 per agreed variation. To cover the costs of issuing new legal paperwork at the tenants request.

EARLY TERMINATION OF A TENANCY

Where early termination of the Tenancy occurs at the request of the tenant, an early termination fee will apply.
The tenant will be liable for all reasonable costs associated with re-letting, to include but not limited to advertising, new tenant/guarantor referencing, right to rent checks, deposit registration, preparation and execution of new tenancy agreements plus Inventory. They will also be liable for the rent until the replacement tenancy begins.

UTILITIES

For shared and student let’s utilities are included with fair usage limits detailed in each tenancy agreement. For usage occurring over these limits tenants will be liable to cover the difference.

STUDENT COUNCIL TAX EXEMPTION

To qualify for council tax exemption, you must be on a course that lasts at least a year and involves at least 21 hours study per week. You will need to provide evidence of this through your student ID or by certificate of exemption. If cease studies part way through the tenancy and remain in the property, you will then be liable to pay council tax as a non-student.

UNPAID RENT

Where rent that is due under the agreement is more than 14 days in arrears interest will be chargeable at 3% above the Bank of England base rate.

OUT OF HOURS CALL OUT (5pm-8am, weekends and Bank Holidays)

Where a contractor is required out of hours due to a breach of tenancy or where the tenant is responsible for the call out -for example the fire alarms are triggered due to candles burning in room. A call out charge from £40 will apply, the precise cost will depend on the contractor required and the work that need to be undertaken.

Example Costs:

Resetting of fire alarms – £60
Temporary repair of broken glass with board £120
Electrical emergency – where tenants own appliance has caused a fault from £75
A precise cost will be provided by the contractor when they attend and will be payable open completion of the job.

DEPOSITS

A holding deposit equal to 1 weeks rent will be payable to reserve a room or property.
The deposit held for each tenancy will be a maximum of 5 weeks rent.
